    How’s the market? It’s a question I get asked all the time. The quick answer is great, but it depends on what side of the transaction you are on – Buyer or Seller. If you are a Buyer looking to downsize you might find our historically low inventory very frustrating and pricing even more so. Luckily, the mortgage market is averaging in the sub 4.0% range for a conventional mortgage and that is helping to take the sting out of the sticker shock. We anticipate seeing these rates vacillate only marginally in the foreseeable future and look forward to increased inventory as is the case each late Spring and Summer.

    Of course, if you are a Seller you might think you won the lottery, but that all depends… Anecdotally, we have found that even in our magical enclave of homes that is OH 1-2-3, Goldsmith, and Big Canon, the key to getting sold is about presentation and timing – with Buyers rejecting even the smallest imperfections like paint or updating. Staging properties might mitigate this issue – to a point. We counsel clients all the time about the importance of making it just right for that all important first impression.

    Will the market change? The short answer is nobody knows. We have had nearly 5 years of unprecedented appreciation and market growth. History teaches us that Real Estate is cyclical and that what goes up must come down; at some point. The factors that influenced the previous Real Estate declines are no longer relevant so while we might see a slow down if the economy heads in that direction, I don’t think we will see the precipitous price deteriorations that accompanied the chaos of those times. In fact, I’m on the other side of the fence and believe we will still realize healthy price appreciations in the near future – especially since our neighborhood was under appreciated for so long.
    With that said, inventories are rising year over year, which should translate into a less frenetic selling season and more smiling faces at the closing table!

    Bottom line is the Real Estate market is still strong and our neighborhood is enjoying a renaissance.
    Look around; is there any better place to live than our bucolic collection of eclectic homes surrounded by parks, walking trails, and bountiful nature?
