Pre-Qualification for prospective clients

Just a brief blog about real estate agents and what to ask clients to know if it is even worth sending to the banker/broker. At the end of this blog i will post a link for a questionnaire you can send to clients to kind of see where they stand in qualifying for a home. Now although some clients contact agents knowing they do not qualify and they would like to know what to do to qualify in the future is 100% part of your mortgage brokers job. However, too many times I have had real estate sending me bad leads far more than good ones, and its not even about getting bad leads. Just being excited over getting new leads in general is a good feeling but when most of them coming are bad and you don't know until you have dedicated a few hours or days to pre qualifying that client only to deny their loan, at the very least becomes frustrating. Now i am not asking realtors to do their mortgage partners job but a little mutual help is appreciated in setting the expectation up for each new lead. Most of the time when realtors get leads from mortgage bankers they are already pre qualified and ready to go which sad to say is not always the case when the lead exchange is reversed. The quiz link I will post is a 10 part questionnaire with mostly yes and no questions it should really take and agent no more than 2 minutes to ask or at the very least send the client the questionnaire and have them tell you what the outcome was when completed. The real estate industry is highly regulated, fickle, and sometimes very time consuming considering most of us are on a commission basis the last thing we want is to feel like we are wasting our time. This will help the lead exchange in the aspect of setting proper expectations from agent to broker and hopefully making your relationship with your broker a little more efficient at the same time.
