Here are powerful real estate video tips to help you attract buyers, showcase properties, and build your brand—whether you're using your phone, a drone, or a full video crew:

1. Start with a Purpose

Decide what the video is for:

  • Property listing tour
  • Neighborhood spotlight
  • Agent intro/personal branding
  • Educational video (e.g., buying tips)

Clarity = better results.

2. Keep It Short and Focused
  • Listing videos: 60–90 seconds is ideal.
  • Educational content: 1–3 minutes.
  • Hook viewers in the first 5 seconds with a strong opening line or shot.
3. Use a Script (But Don't Sound Scripted)
  • Write a loose outline so your message is clear and confident.
  • Practice enough to sound natural, not robotic.

Example opening:
"Welcome to this stunning 4-bedroom home in one of Austin's most walkable neighborhoods—let's take a look inside."

4. Highlight Features That Sell
  • Don't just say "beautiful kitchen"—show granite countertops, stainless appliances, and natural light.
  • Mention lifestyle perks: "Perfect for entertaining" or "Steps from downtown dining."
5. Shoot at the Right Time
  • Film when natural light is best—usually mid-morning or late afternoon.
  • Avoid harsh noon shadows or evening darkness.
6. Use Movement (But Keep It Smooth)
  • Slow pans, steady walking shots, and drone flyovers can make a listing come alive.
  • Use a gimbal or tripod to avoid shaky footage.
7. Include Neighborhood Highlights
  • Add short clips of nearby parks, schools, coffee shops, or landmarks.
  • Location sells—don't ignore the surroundings.
8. Add Text and Branding
  • Use on-screen text to show:
    • Property details (beds, baths, sq ft)
    • Your name & contact info
    • Your brokerage logo
  • Keep the font clean and readable on mobile.
9. Voiceover or Music?
  • Voiceover adds a personal, guided feel.
  • Background music should be subtle and royalty-free.
  • Avoid loud or distracting tracks—this isn't a car commercial.
10. Always End with a Call-to-Action
  • "Contact me to schedule a private showing."
  • "Follow for more listings and local tips."
  • Add clickable links if posting on YouTube, Instagram, or Facebook.
Bonus Tips
  • Use vertical format for Instagram Reels or TikTok.
  • Upload captions so viewers can follow without sound.
  • Repurpose videos as blog posts, email content, or YouTube shorts.
