This class is for landlords and their Realtors that want to accelerate their wealth accumulation. Ideally, you would have been to the basic rental economics class once or twice and have used the spreadsheet BEFORE you come to this class. I’ll assume everyone in the groups has the basics down. We’re going to focus on four things:
1. How to model how a strategic refinance impact boosts your ROI, and how you can easily model this in the rental econ spreadsheet. We’ll also discuss how to explain it to your client.
2. How to model “equity capture” and how it drives ROI. This is an unusually powerful way to drive wealth building and seems to be poorly understood in the investor community. If the group has interest we can review how to discuss/explain to clients.
3. If the group has an interest, we can discuss 1031 exchanges in more depth and specific tactics for using a 1031x to “force out” off-market deals. It’s about price and terms, and if you can offer great terms, you usually win on price. We can cover a case study of this if there is interest.
4. In depth questions from group that we wouldn’t normally have time to cover in an intro class.
