We all know good things come in small (though not necessarily cheap!) packages; and an elaborate treehouse in Bentonville, AR, is a magical reminder.

A veritable leafy playground, this luxe treehouse is just 866 square feet of nonstop fun—and it’s available for $1,250,000. The treehouse’s eye-popping architecture quickly made it internet-famous as one of last week’s most popular home listings.

From a custom-built treehouse and a heated pool with a waterfall to a covered fire pit and swinging bridge, you can have fun climbing your way around the property.

Enjoy views from the covered lookout patio, or chill out in the rope landing lounge.

‘It was a dream’

“It was a dream of the individual who built it,” says listing agent Kimberly Wilichowski, of First Real Estate. “He found four perfectly spaced trees and decided to create the structures. He consulted with the folks from Animal Planet’s ‘Treehouse Masters’ show on the design and got authentic hardware from them as well.”

One-of-a-kind design

With its two indoor kitchens and one outdoors for entertaining, the home currently operates as a successful rental property that can sleep eight and has 2.5 bathrooms. It includes a primary structure—the 466-square-foot treehouse—and a 400-square-foot pool house.

The property sits just a few feet from the neighboring Coler Mountain Bike Preserve trails.

“Someone could easily add a bike wash station on the property and offer it as a cool destination for bikers,” Wilichowski says. “It’s also located on the outskirts of a neighborhood, so you don’t expect it to be there.”

She predicts the next owner likely will be an investor or someone who wants to maintain the treehouse’s popularity as a short-term rental on Airbnb.

“One person who looked at the property talked about buying the adjacent lot and creating a zip line between the two” structures, she says.

As for the hefty price tag?

“We looked at treehouses across the country and the average was $1.2 million,” Wilichowski says. “It’s hard to put a price tag on such a truly unique experience. … It’s such a work of art and a labor of love.”
