“It’s a pretty special place,” says listing agent David Desantis, of TTR Sotheby’s International Realty.

“The house itself is lovely, and it’s a summer beach house that is very livable and very charming,” he says. “But the special thing about this listing is not only is it your own private island, but it is less than two hours from Washington, D.C., and also close to Richmond, VA.

The main house comes with a 175-foot dock—suitable for any type of boat, because the water is so deep, Desantis says.

The setup makes it a cinch to park your vehicle at the mainland home, board your boat, cruise out of White Necks Creek and over to the island.

“The owners of this island own a property on shore, so you get land on shore as well,” Desantis says. “You could build more parking there, and it has a dock, so it is very convenient.”

The island property is a quick boat trip to nearby Colonial Beach and Sharks Tooth Island.

“You can fish and crab from the dock, and it has a guesthouse,” Desantis notes. “It’s a lovely family compound now. This family has owned the property for 40 years, and the kids are grown now and live in various places around the country. The island has lots of possibilities with its acreage.”

The island features a four-bedroom Colonial and two-bedroom guest cottage, a saltwater pool, an orchard, and some outbuildings.

The main home was built in 1971 and has vaulted, wood-beam ceilings and a wood-burning fireplace in the living room. The rustic, wood-clad, cabin-style kitchen has been updated with a double oven.

The house offers breathtaking waterfront views from the screened front porch or any room of the house.

The cozy guest cottage behind the home also has a screened-in porch, where visitors can soak in the views.

“The family has kept up the home over the years; but the kitchen and bathroom areas are a number of years old, but are all in great working condition,” Desantis says. “I suspect a new buyer would do a renovation on the home at some point; but doing a renovation on an island in the middle of the Potomac has its own set of challenges, so it may take some time.”

On the mainland, the three-bedroom ranch overlooks Whites Neck Creek and provides “multiple car parking and direct access to the dock,” the listing states.

“Interest in the listing has been good,” Desantis says. “I suspect the property will be a second residence, as it was used for the sellers. Frank Mann and his wife were the owners of the property. He was the mayor of Alexandria, VA, for a number of years and has since passed away. They lived in the D.C. area and would commute here over the summer.”

As for potential buyers, Desantis believes they fall into two categories: those looking for a getaway home and those who envision it as a rental retreat space and event venue for weddings and other gatherings.

“Something like this property doesn’t come around often,” he says. “And it is pretty spectacular.”
