Pennsylvania Megamansion Serves Up Chic, Los Angeles Vibes for $8.8M

Guess Where This House Is Located? $8.8M Mega Mansion Located in PA Looks More Like L.A.

In an area where farmhouse-style homes reign, a mostly glass mansion really stands out.

The contemporary creation in West Chester, PA, sits on 21 acres and looks like something more at home in Southern California than Pennsylvania. The house clocks in at 23,000 square feet of finished living space.

“The entire home is built with steel, concrete, and glass,” says listing agent Rory Burkhart, with Keller Williams Realty–Kennett Square. “There’s nothing in it that’s wood. It’s completely unique.”

The modern home is listed for $8.8 million, the most expensive home listing in the area. The property is located outside of Philadelphia and originally hit the market in 2020 for $8.6 million.

‘Distinctly different’

“Everyone pretty much knows the house, just because it distinctly looks different than other Chester County homes,” says Burkhart. “It looks like it could be a house in Malibu. The current owner put millions of dollars into updating and finishing it.”

Records show the current owner bought the home in 2015 for $2,599,900, as a foreclosure

Among various amenities, it has radiant heat and high-tech capabilities.

“A smart home system controls virtually every aspect of the house,” Burkhart explains. “All the blinds, lights, televisions, music, security cameras, gates, pool, and anything else in the house can be controlled from either your phone or from one of the touchpads throughout the house.”

The home has five bedrooms, including a main suite that takes up the entire third floor and boasts dual bathrooms, dual offices, and incredible views.

Four guest suites are situated on the second level, while the main living spaces, kitchen, dining area, and an 1,800-bottle wine room are on the first floor.

“The lower level is the basement, and it has a full bar, an incredible theater with stars in the ceiling, an exercise room, a six-person sauna, a full bath with a walk-in shower, a game room, rec room, and then a 12-car garage,” Burkhart says.

‘Absolutely breathtaking’

The property’s pool area has 10,000 square feet of entertaining space, alongside a pool house with a kitchen.

“The pool is incredible,” Burkhart says. “It’s one of the largest pools ever built in Chester County, and it’s about 39 feet wide and about 60 feet long, with an infinity edge. It’s got a waterfall at the end. The views are absolutely breathtaking.”

The home’s overall design was driven by symmetry.

“Think of it in terms of … if you were to split the house down the middle, each side would mirror the other side,” Burkhart explains. “It’s just a beautiful home.”

He also says the large size shouldn’t discourage potential buyers.

“On paper, if you think about 23,000-square-foot homes, you’re immediately overwhelmed,” he admits. “But actually, when you’re in the home, it doesn’t feel so overwhelming. They’re large rooms, but it’s manageable.”

Burkhart thinks the home’s likeliest buyer is probably someone who appreciates clean lines and artistic, contemporary style.

“It’s a very, very special home, and it really needs to be kind of experienced to get a feel for what it offers,” he says. “It’s appealing to a specific buyer and a specific clientele.”
