Instructor: Nate Rees

Does your client fall outside of the strict qualifying guidelines for an advertised mortgage? It's not that they can't qualify, it's that they fall outside of their box. This one-hour CE course explores loan options that are available for buyers who do not qualify for a traditional mortgage. With 28% of U.S. workers being self-employed and 57% of households having a credit score below 680, there is a tremendous market of "out of the box buyers" to assist. Loan programs that will be covered include:

- Loan options for self-employed buyers
- Down payment assistance
- Asset qualification
- Loan options for investors
- Reverse for purchase

Instructor: Eric Nesbitt, Esq.

Commercial real estate is any property owned to produce income, including office, industrial, retail, mixed-use, medical office, entertainment and educational facilities. It also includes vacant land that will eventually be leased or developed.

This course is for individuals interested in entering the commercial real estate field. The course provides an introduction to the fundamentals of commercial real estate, including property types, financials, and valuation. It covers the four major property types: multi-family, office, retail, and industrial. Brokers are presented with an overview of the major differences between commercial real estate and personal use real estate. Topics include the common agent activities found in the commercial real estate marketplace, including leasing, sale, development, property management, and financing; the financial factors in commercial real estate investments; and discussion of the common rules of thumb, including cost per square foot, gross rent multiplier, capitalization rate, and the cash on cash return. Brokers also learn common lender terminology that applies to commercial real estate, the types of loans available, and an understanding of the concept of leverage.

One of the most common goals of a property investor is to build a large portfolio and generate passive income for retirement. While we hear this goal a lot, very few investors actually achieve this goal, and many end up never even buying their first property. This presentation will show you 4 different ways to acquire properties and give you a step-by-step business plan that you can use to purchase and build your portfolio. LIVE Webinar - Online Learning Opportunity
Learn the ins and outs of leasing to Section 8/HCV Tenants.

Now that the City & County of Denver requires that voucher holders have equal consideration for rent payments, landlords need to understand what's involved in leasing to Section 8/HCV tenants.

Mike Hoover, owner of Mavi Unlimited Property Management, will share his experience and insights working with Section 8. We’ll also have an “ask the manager” session at the end so bring any questions relative to your property management issues

LIVE Webinar - Online Learning Opportunity
This class explores the underlying factors during house price dips and compares them to our current market conditions.

One of the top questions of house buyers concerns prices, and when they may drop. "Should I wait to buy until prices drop?" In this class, Lonnie Glessner examines this issue in detail.

I bet you are getting these questions and comments too. Metro Denver real estate prices have dropped twice since 1970 and we will take a deep look at the underlying factors that caused Denver home prices to drop and then compare them to today’s market. Here is what you will learn—

- The #1 metric to track for the health of a housing market
- How this metric has impacted Denver housing prices in the past.
- How new home construction has impacted our market and how new home construction is impacting our market today and into the future.
- The demand and supply trends we need to follow
- What could cause Denver home prices to drop?
